This Del Webb development for retirees of age 55 or over is one of the 64 Sun City active adult retirement communities scattered across the US. Del Webb is experienced in building South Carolina’s 55+ communities with resort-style amenities and a range of housing options.
Amenities

Indoors: a 40,000-square-foot Recreational Center includes a fitness center with cardio machines and free weights, an indoor lap pool, indoor walking track, ballroom, billiard room and lots of club meeting rooms.
Outdoors: A large deck on the clubhouse overlooks the lake and outdoor pool. Play on 8 water-cooled clay tennis courts, 4 bocce courts and a professionally designed 18-hole, 165-acre golf course.

Sun City Carolina Lakes offers 19 models of home. The smallest, a duplex-style option, offers two bedrooms, two full bathrooms and 1,146 square feet of living space for $180,000. The largest, a three bedroom, three bath 2,597 square foot ranch, will set you back $386,000.

Fort Mill is located along the I-77 corridor in the northernmost part of Lancaster County, South Carolina. This medium-sized growing town has several parks, including a public water park and some seasonal festivals. A half-hour drive (about 19 miles) from downtown Charlotte, North Carolina gives active retired residents, living at Sun City Carolina Lakes, quick access to cultural venues and shopping, sightseeing or educational activities. Del Webb, the well-known developer of active-adult communities, builds Sun City Hilton Head in the South Carolina low country.
Home buyers can choose from 18 floor plans, ranging from 1,055 to 2,403 square feet; typically two and three bedrooms. 2008 prices range from $160,000 to $375,000.
The gated community attempts to appeal to all aspects of an active adult lifestyle. Amenities include two 18-hole champion golf courses and tennis courts, walking trails, two fitness centers, swimming pools and the 20-acre Lake Somerset.
The lakeside location affords fishing, non-motorized boating, picnicking and other outside activities. The The Yemassee Craft Buildings, located in the Village Center, offer activities like ceramics, painting, sewing and woodshop, plus it has a computer lab with internet access.
Social life is well attended to. The community has team sports like bocce ball, paddle tennis, softball, tennis and volleyball, and the Pickney social hall has a multi-purpose room for dancing and movies, and a stage. The social hall is also set up for billiards and cards. More than 70 clubs and organizations meet regularly in the community.
Sun City, in Bluffton, SC, is about 13 miles from Hilton Head Island. The Bluffton location puts Sun City close to recreation, from nature and the arts, to motor sports and minor-league baseball. The area has many shopping and dining opportunities and the historical cities Savannah and Charleston are close by.
Also, the Coastal Carolina Medical Center is within 6 miles. The Hilton Head Medical Center & Clinics is located approx. 20 miles away.
Lake Carolina

Lake Carolina has a little something for everyone, with homes and homes site priced from affordable to luxury.
The community is about 20 minutes from downtown Columbia and the University of South Carolina. Like many new Southern communities, Lake Carolina plays on its water features, conservation and recreational opportunities.
Lake Carolina features six miles of shoreline and a 200-acre freshwater lake for swimming, fishing, sailing and skiing (if you join the appropriate community association). Bike and walking trails wind through 200 acres of wildlife areas.
Lake Carolina is also home to Jeep Rogers Family YMCA , a 12-acre facility with a heated in-door pool, indoor-running track, gym, tennis courts, multi-purpose fields and child care.
The community has more than 30 neighborhoods. Some feature wooded lots and lakefront views, and some are more traditional configurations.

Neighborhoods range from Ashland Grove with “value priced” homes ($190,000’s - $240,000’s) to the gated Peninsula, with showcase lakefront homes ($450,000’s - $2 million+).
The 184-acre Centennial is a mid-range neighborhood, with homes from the $130,000’s to more than $500,000.
More than 20 builders are currently at work in Lake Carolina, but can bring your own builder, provided home plans are approved and fit the community concept.

Sidewalks and bike paths run between the neighborhoods and connect to the Town Center, Lake Carolina’s commercial district. Town Center has more than 100,000 square feet of shops and professional buildings and restaurants.
Commercial opportunities are available at Town Center and there are some live-work units in the center.
The Ponds Community in Summerville

“Nature. Nurture. Neighborhood,” is the motto for The Ponds Summerville, SC community. And though it’s 25 miles inland from it’s fast-growing neighbor of Charleston, “lowcountry” is the theme – something the developers are trying to reflect in architectural style, old-growth preservation and community attitude.

Almost half of the development’s land is dedicated to amenities including a 1,100-acre nature preserve, with a 20-acre lake. Other amenities are to include a multi-purpose sports field, 21 miles of trails, swimming pools, parks, playgrounds and an outdoor pavilion. The Summerville Family YMCA is also within The Ponds development. A non-profit conservancy, with homeowner members, will be set up to act as a steward for the nature and “quality of life” of the community.

The Ponds has 1,950 homesites on 2000 acres. To keep aesthetics and quality consistent, a design board reviews home plans and tends to favor Southern Colonial, Victorian, Arts & Craft and Cape Cod-styles. Homes are mainly single-family or townhomes with a number of planned live/work units. Architectural details include Southern-style porches and masonry fireplaces. Currently, five Charleston builders work in The Ponds.
Greenwood Communities and Resorts began development of The Ponds in 2006. Roads are already paved and the sewer system is in. Also, many of the amenities are already built, giving home buyers a tangible sense of value and community. While project completion is planned for 12 to 15 years, some homeowners have already moved in and at least one section of the development has already sold out.
Homes start in the low $300’s.

Pine Ridge Plantation in Edgefield South Carolina

Pine Ridge Plantation is a golf community near Aiken SC and Augusta GA. Pine Ridge is situated in the town of Edgefield, South Carolina.
Very reasonably priced homes (from the $200’s) and homesites (from the $40’s). In addition to golf the community has a fully equipped clubhouse, tennis courts, and swimming pool.
Grand Harbour Golf and Yacht Club Greenwood South Carolina

Grand Harbour Golf and Yacht Club in Greenwood South Carolina is a gated community that offers 1/4 to 1-acre homesites. Lake Greenwood is an 11,000 acre lake and the community has numerous boat-slips in their marina.
Once the development is complete their will be a “Grand Harbour Yacht Club” to enjoy. Other amenities include a pool complex, a tennis center, fitness facilities, and The Patriot Golf Club a Davis Love III signature course.
“Named to reflect the Revolutionary War history of the neighboring town of Ninety Six, South Carolina, The Patriot Golf Course at Grand Harbor is not only an 18- hole Davis Love III Signature Course, but also a reminder of the heritage of the area. At the epicenter of the course is a magnificent earthen star fort surrounded by moats and underground cartpath tunnels of antique brick. The Fort’s ruins, gun turrets and other unique design features memorialize the historical importance of the area.”
Sounds like a neat course. Putting it on my must play list for sure. Another great feature about the community is that it seems pretty affordable. Lot prices start in the $90,000’s.
First Ever HGTV Green Home in Tradition Hilton Head

HGTV, the popular home and garden television channel is building their first ever “green home” in the Tradition Hilton Head community in South Carolina between Savannah and Hilton Head.
Tradition boasts 450 acres of lakes and several miles of walking and biking trails. Home prices range from the $260’s to over $1 million. The community also has a Tom Fazio designed golf course called Tradition National.
